After a brief moratorium, Wells Fargo has announced it will refile over 55,000 foreclosures.  Several large lenders have been accused of mishandling foreclosures and had put a temporary stop on them to review thier processes.  Wells Fargo claims there were only technical errors and did nat affect the validity of the foreclosures and are now moving forward.

This will be of concern to anyone who is potentially faced with foreclosures if thier loan is with Wells Fargo.  Many had hoped that the halt of foreclsoures would encourage the lenders to modify loans or approve a higher amount of short sales.  Foreclosures and short sales in Wilmington NC are available for viewing on this web site.

During the 2 weeks from 9/5/2010 to 9/18/2010 Coldwell Banker Sea Coast Realty had 90 closings resulting in over $19,500,000 in total volume. Additionally, our company placed 124 new listings on the market representing over $30,000,000 in value.  During the same time period, Coldwell Banker Sea Coast Realty put 168 homes under contract totalling over $34,600,000 in volume.

New FHA rules are going into effect on October 4, 2010. In an effort to reduce risk to FHA and increase its strength, these rules will also cause some buyers to lose the ability to purchase a home with an FHA loan.

Bryan Wright with Advantage Loans in Fayetteville, NC has this to say:

"I wanted to let you know the changes that are set to take place October 4, 2010 in regards to FHA.

The upfront Mortgage Insurance Premium will be reduced to 1%.  If you recall this was increased in April, 2010 to 2.25%.  However, before you become too excited – the monthly mortgage insurance amount is being increased from .55% to 1.55%.  This is for FHA loans with a loan-to-value greater than 95%.

Why are they doing this?   The new law, signed by the President on August 12^th of this year, permits HUD to increase the amount of mortgage insurance premiums on FHA Insured mortgages. HUD has decided to raise the annual premium and correspondingly lower the upfront premium so that FHA is in a better position to address the increase demands of the marketplace and return the Mutual Mortgage Insurance (MMI) fund to congressionally mandated levels without disruption to the housing market.  This change is effective October 4, 2010 for FHA loans for which the case number is assigned on or after October 4, 2010. (Case numbers are assigned when the appraisal is ordered)."

FHA loans have become more popular than ever with home buyers that do not have or want to pay a 20% down payment. Other options are VA 100% loan and the ever popular 100% USDA loans available in surprisingly large numbers.

HAVE NO REGRETS!

Have you ever made big plans to strike out in a new direction? Maybe you've dreamed of a better education, a new career, or the magic of some far away wonderland where life seems to come alive. Very often, everything you needed to be totally fulfilled already existed at your beginning point.

Ever driven a car? Of course you have, but what makes it move?

You enter a car with a standard transmission, place it in neutral, and start the engine. It idles - waiting for what? The engine is running, but you are going nowhere. What must be done to get to your destination?

Your vehicle is like your mind and body. Goethe says, "Are you in earnest? . . . Boldness has genius, power and magic in it." He questions whether you are in earnest . . . calls attention to the fact that there is genius, power and magic in boldness. It's like your vehicle idling in neutral. It has the power to take you wherever you want to go . . . yet is goes nowhere - until what happens?

"Only engage," urges Goethe. The only thing keeping you from moving is your willingness to engage. Place the transmission in first gear, and what happens? You begin moving - slowly at first. Moving the gearshift into 2nd, your movement speeds up. As it does, you are soon in 3rd, and well on the way to your destination.

Goethe speaks of achieving your objectives in life: "Only engage, and then the mind grows heated . . . ." In other words, put your life in gear - get started - get moving! When you do . . . when your "mind grows heated" . . . that which you desire to achieve will be attracted to you.
